Assist community manager with financial, operational, and resident duties for a multifamily property.

Tasks

-Assists in managing the client/owner relationship by meeting with the owners, conducting community tours, providing updates and information about the community’s performance, and responding to owner requests as needed -Adheres to Hines’s established procedures related to evictions by following proper notice requirements, evicting residents, and representing the community as required in court hearings and eviction proceedings -Completes the daily transactions and tasks related to the financial operation of the community by collecting and posting rent, fees, and other payments, preparing daily bank deposits and reconciling bank accounts, preparing financial reports, and processing invoices and payables -Transfer properties and work overtime as business needs deem appropriate -Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues -Use olfactory, auditory, and visual senses to inspect building and detect emergency alarms -Reviews and submits invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased -Acts as the on-site supervisor in the absence of the community manager by organizing and delegating daily work, and coordinating maintenance and make-ready tasks with the maintenance supervisor -Processes resident move-outs by reviewing lease terms and notice requirements -On occasion, perform physical inspections of the property which may include climbing up and down stairs or accessing restrictive openings -Reviews resident files and accounting records, communicates with residents regarding outstanding balances, implements procedures for collecting on delinquencies, and enforces the lease to maximize revenue -Though occurrences are rare, be accessible 24 hours a day in case of an emergency and perform on-site operations management during natural disasters

What You Bring

-Knowledge of basic accounting practices -Work indoors approximately 95% of the time and outdoors 5% of the time -Ability to lift up to 25lbs -Excellent verbal and written communication skills -Ability to work a flexible schedule including weekends and holidays -Two or more years prior experience in property management or in a related industry preferred -High school diploma or equivalent from an accredited institution -Intermediate knowledge of Microsoft Office
