The Role
Overview
Manage vendor onboarding, contracts, pricing, and procurement for capital projects.

Tasks
-Compile comprehensive vendor onboarding packages, including thorough reviews of licenses and insurance to ensure compliance with company policies. -Collaborate with Risk Management to address and resolve insurance discrepancies promptly and effectively. -Continuously assess and refine project processes to drive efficiency and effectiveness, contributing to ongoing improvement initiatives. -Research and identify new vendors for the SHO Capital/Redevelopment team, ensuring alignment with Welltower’s standards and requirements. -Negotiate terms and conditions with vendors, encompassing discount terms, contract pricing, and material pricing. -Prepare and assemble contract packages, including budgetary estimates, requests for proposals (RFPs), project scopes, and schedules, facilitating contract execution on behalf of Project Managers. -Conduct analysis of current vendor pricing to identify outliers and optimize procurement strategies. -Coordinate and facilitate pre-construction and post-construction meetings, ensuring effective communication and alignment among project stakeholders. -Support project managers in monitoring project progress, billing, and deliverables, providing regular updates to stakeholders as needed. -Foster collaboration and synergy among project team members to enhance productivity and achieve project objectives. -Address budgetary issues, invoice discrepancies, and pricing discrepancies as they arise, ensuring financial integrity throughout project execution. -Oversee the purchase order cycle from initiation to completion, ensuring accuracy and timeliness in procurement processes.

What You Bring
-Understanding of COI (Certificate of Insurance), Waivers and Endorsements -Strong oral and written communication skills -Ability to manage multiple priorities and deadlines -Strong interpersonal skills; ability to relate and to get along with others -High degree of proficiency in Microsoft Office suite -Yardi/Payscan experience preferred. -Demonstrate organizational skills and ability to manage multiple projects simultaneously. -At least 3 years of relevant experience. -Bachelor’s Degree preferred or equivalent experience -Ability to make decisions on minor issues in accordance with company policy.
