Tasks
-Oversee day-to-day operations of multiple properties, ensuring consistency in processes and procedures across the portfolio. -Identify areas to optimize operational expenses and property revenue, propose and implement with assistance from regional manager. -Monitor preventative maintenance schedules and capital improvement projects. -Conduct regular site visits to provide guidance and support to on-site teams. -Recruit, train, and mentor property management teams, fostering a culture of collaboration and performance excellence. -Work closely with maintenance teams to ensure properties are well-maintained and repairs are completed promptly. -Analyze property performance metrics, including occupancy rates, NOI, and leasing trends, to identify opportunities for improvement. -Develop and manage budgets for each property, ensuring financial goals are met or exceeded. -Address escalated resident concerns and complaints in a timely and professional manner. -Support property teams in achieving leasing goals, including pre-leasing and lease-ups for new developments. -Ensure properties provide an exceptional living experience by maintaining high standards for customer service, cleanliness, and safety. -Approve and monitor property expenditures, ensuring alignment with budgetary guidelines. -Assist in overseeing Vendor, Tenant, and University Relations -Proactively propose course corrective strategy when the property or market falls short of goals or prior year performance. Implement corrective action with assistance from regional manager. -Ensure properties comply with all local, state, and federal regulations, as well as company policies and standards. -Monitor staffing needs and assist in hiring and onboarding new team members. -Collaborate with marketing teams to implement effective advertising strategies.

What You Bring
-Strategic portfolio management and cross-property leadership. -Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating system -High School graduate; college degree preferred but not required. -Preferred Software Experience -Exceptional leadership skills with a proven ability to motivate and guide teams. -Student Housing operations experience. -Minimum 6 years of experience in property management or related fields, with at least 2 years of multi-property experience. -Experience with Entrata and Yardi Software(s). -Must be able to complete all physical requirements of this role with or without a reasonable accommodation
