Tasks

-Assist with advising residents on rent collection options and basic process questions. -Maintain a positive and professional working relationship with peers, management, and support resources, with a constant commitment to teamwork and exemplary customer service -Know and call team members and residents by name. -Maintain maximum occupancy of properties by achieving or succeeding relevant operational metrics -Incorporate learnings from fellow team members into your personal growth and development -Conduct property, building walks (interiors and exteriors), and unit walks/inspections to help ensure the attractive appearance, including picking up trash and reporting maintenance needs. -While performing the duties of this job, the employee is required to stand; walk; sit; use hands to finger, handle or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; lift or move up to 25 pounds, and speak clearly and hear well. -Serve as a mentor to help in the growth and development of fellow team members -Follow and maintain property security and key or electronic Fob management -Build and maintain long-term relationships with residents by addressing and responding to requests, questions and concerns, making referrals to manager or maintenance team members as appropriate. -Ensuring compliance with all Fair Housing and EPA laws and regulations as well as government programs. -Create goals, processes, and habits to succeed in career growth and development -The job duties require periodic work outdoors in a variety of weather conditions including cold temperatures, rain, wind, and other weather conditions customary to the location. -Attend required company meetings and training and participate in constructive discussion -Tour and present the property and available units with prospective residents. Follow up with and track all prospective residents’ information to drive the leasing process -Understand and engage in trainings and processes aligned to this role and any organization-wide required trainings within the defined timelines -Schedule and perform apartment move-ins and move-outs to ensure readiness for new residents -Assist with advertising, social media, branding and marketing of properties -Conduct self in the presence of customers and community so as to present a professional image of the company -Be responsible and accountable for own actions and reactions -Plan and coordinate fun and festive resident functions throughout the year -Follow all safety rules and regulations while performing work assignments and adhere to all policies and procedures as specified in company manuals and as directed in the employee handbook -Manage the leasing and renewal process from start to finish while following all regulatory guidelines -Proactively seek and participate in available company-sponsored training, in an effort to develop and advance knowledge base and skill set -Participate in community initiatives and organizations.

What You Bring

-Basic computer skills -Candidate must have valid work authorization and be able to work in the U.S. without company sponsorship -Must be willing to work extended hours in a demanding and sometimes stressful environment. Evening and weekend work is required at times. -A high school degree or equivalent -Ability to effectively prioritize and execute tasks in a fast-paced environment -Exceptional communication skills, verbal and written -Must have a valid driver’s license, vehicle and vehicle insurance. -Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. -Customer service experience and a strong customer service mind-set -Self-driven with an ability to manage time, multi-task, and prioritizes responsibilities -Strong interpersonal and communication skills with ability to relate to a diverse group of people -Be a self-starter; ability to work independently as well as with other personnel and management -Strong leasing/sales skills and aptitude with confidence and drive to close the lease -Communicate professionally and effectively with residents and fellow team members through active listening to understand. -Prior experience in property management or a related industry is preferred, but not required
