Maintenance Technician

Overview

Perform maintenance, repairs, inspections, and preventive upkeep for apartment communities.

Tasks

-Perform all other duties as directed by the Community Manager and assist the overall team effort, as needed. -Complete all service requests and repairs correctly and in a timely manner. Obtain Supervisor’s approval for repairs and replacements that exceed $1,000.00. -Maintain and work with approved vendors as needed within the annual budget. -Maintain a preventative maintenance program that minimizes emergency repairs and service requests. -Administer turn-key operation and ensure vacant units are inspected and prepared in a timely manner. -Evaluate deficiencies such as excessive wear or troubleshoot faulty minor electrical issues. -Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using a standard purchase order system and proper bidding procedures.

-Basic knowledge in cleaning, plumbing, electrical, carpentry, boilers, and HVAC. -Access to a reliable personal vehicle for on-call responsibilities and travel to job sites as needed -Execute knowledge of building equipment, painting and drywall patching, plumbing, along with other minor repairs. -Minimum 1 year in maintenance or related field. -Basic knowledge using hand and power tools. -Current driver's license
