Tasks

The Leasing Specialist responsibilities include but are not limited to support the Property Manager with the daily operations of the community, providing assistance to the functions of leasing, collections, resident services and maintenance administration, handling telephone and on-site traffic as well as showing apartments. -Assist prospect completing application and secure deposit in accordance with the company procedures. -Complete maintenance Service Request and inform the maintenance team -Update availability report, process applications for approvals. (i.e., credit check, rental history, etc.) Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status. -Secure new residents’ signature(s) on appropriate paperwork prior to move-in. Orient new residents to community. -Immediately follow-up on prospects that did not close and attempt to close sale again -Assist management team with other various tasks as required. -Maintain and record daily inspections for the community. -Accept rental payments and give immediately to Assistant Site Manager. -File own guest cards and maintain according to established procedures. -Demonstrate community and apartment/model and apply product knowledge to client needs by communicating the features and benefits; close the sale. -Record telephone and walk-in traffic via welcome cards and traffic logs. -Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed Service Requests on a weekly basis. -Assist in monitoring renewals. Distribute and follow-up on renewal notices. -Distribute all company or community-issued notices. -Type lease and complete appropriate paperwork and input information on Yardi System accurately and on a timely basis. Review with the Community Manager prior to obtaining signatures. -Inspect models and available “market ready”, communicate related service needs to Property Manager. -Contribute to cleanliness and curb appeal of the community on continuing basis. -Maintain current resident files. -Assist Property Manager with preparation of newsletters and promotion flyers and planning of community activities and events. -Monitor advertising effectiveness. Gather information about market competition in the area and file. -Receive incoming telephone calls and in-person visits. Assist resident with requests, concerns and comments. -Maintain accurate monthly commission records on leases and renewals for bonus purposes.

What You Bring

lV. Knowledge and Skills -Interpersonal savvy with strong communication and presentation skills -Two years of experience in property management or related field. -Well organized with excellent time management skills -In depth knowledge of all rules and regulations surrounding property management -Customer focus and bottom line orientation -Sales skills and availability to close prospects -High School Diploma or equivalent vocational/technical training preferred -Fully understanding property management and its financial aspects -Basic knowledge of MS Office, Yardi, Resman, AnyOne Home preferred. -Courses in real estate preferred
