The Role

Operate and maintain building systems for a retail portfolio.

Tasks

-Respond quickly and efficiently to tenant and management requests. -Work outside on regular basis in all weather conditions -Maintain logs of all base building equipment -Report deficiencies and problems related to building envelope, controls, equipment and mechanical systems to building operations team and management -Monitor and operate the Building Automation Systems (BAS) and various computerized control systems -Monitor and control property equipment to ensure it’s operating as per design specifications and properly maintained -Maintain part stock, maintenance supplies, and complete regular inventories. -Isolate and drain chilled water, condenser water, and domestic water systems for contractors, building plumbers and mechanics, to perform maintenance on systems and refills same. -Maintain all electrical, mechanical and maintenance rooms for cleanliness and organization -Participate in corporate occupational health and safety programs -Assist with insurance and risk management inspections, remedial actions, and reporting -Support and manage trades in completing tasks and services and liaise with Tenants to ensure completion -Collect, test and add chemicals to the chilled, secondary, heating and condenser water, to control corrosion and bacterial levels -Oversee the safe and efficient operation of all the components of the Chillers, Boilers, Cooling Towers, HVAC equipment and emergency generators -General maintenance and housekeeping, including painting, sweeping, shoveling, pressure washing and watering plants. -Take appropriate upgrade courses to remain current on all new equipment and to keep abreast of changes in related technology -Perform monthly tests of emergency generators -Assist with waste, recycling, and hazardous materials issues -Conduct environmental/preventative maintenance assessments and/or inspections.

What You Bring

-Familiar with all aspects of the electrical building operations, mechanical and related systems to operate equipment in a safe and efficient manner completing tasks -Communication and Customer Service Excellent verbal and written communication skills to interact professionally with tenants, property management, contractors, and team members. This often involves responding to tenant requests and complaints. -Microsoft Office Proficiency Competency in using Microsoft Office applications, specifically Word, Excel, and Outlook, for administrative tasks, including report generation, data entry, and professional communication. -Safety and Security Familiarity with safety and security protocols, including fire and life safety systems, emergency procedures (e.g., fire, floods), and compliance with federal and Alberta building codes. -CMMS (Computerized Maintenance Management System) Knowledge Understanding in using CMMS like Angus, MaintenanceX and others to facilitate work orders. -Troubleshooting and Problem Solving The ability to quickly and effectively diagnose and resolve issues with building systems, and to know when to call in a specialized tradesperson for major repairs. -Inspections and Preventative Maintenance Experience in conducting routine and detailed inspections to ensure all building equipment is in good working order and that scheduled maintenance is performed. -Available for on-call and after-hours emergencies -Building Automation Systems (BAS) Proficiency in using and understanding building automation systems for access, monitoring, and changing setpoints to optimize building performance and energy efficiency. -Building Systems Knowledge A strong understanding of how various building systems—electrical, mechanical, plumbing, and life & safety—work together. This includes monitoring and troubleshooting these systems to ensure they operate safely and efficiently.
