The Role

Overview

Full-time maintenance tech handling repairs, inspections, resident service at apartment community.

Tasks

-Ensures consistency in dealing with residents on all matters. Complies with all federal, state, and local laws relating to Fair Housing. -Maintains positive resident relations through superior service. -Assists the Maintenance Supervisor with in-house projects and/or capital projects as assigned. -Participates in the daily operations of the property. -Monitors service request turnaround time and responsiveness to ensure HRA standards are being met. -Promptly reports any safety or maintenance concerns to the Maintenance Supervisor. -Inspects the grounds, buildings and other community features various times throughout the day to identify, minimize and correct hazardous property conditions, liability concerns, and maintains exceptional property appearance in line with HRA standards. -Maintains preventative maintenance program that extends the life of the community while minimizing future repairs. -Maintains well-organized and properly stocked maintenance shop while adhering to safety standards, OSHA guidelines, and while staying in line with the allotted budget. -Performs Maintenance callbacks of assigned service requests. -Fulfills resident service requests in accordance with HRA policy while maintaining superior customer service. -Performs general maintenance and repairs for assigned equipment and facilities; including, but not limited to: plumbing, electrical, basic carpentry, heating & cooling and other building systems. -Performs unit inspections to determine move-in readiness after move-outs, and performs make ready processes prior to new resident move-in both throughout the year and during turn season. -Performs after hour and/or weekend "on call" duties as assigned.

What You Bring

-Maintenance experience in multi-unit complexes or hotels preferred -Must be able to lift and work with heavy equipment -Good organizational and people skills -Mechanical background preferred -A valid driver’s license, good driving record and proof of insurance is required -Ability to use hand tools and power tools -High school diploma or equivalent required -A minimum of 1 year maintenance experience required -Knowledge of general carpentry and repair -Lifts and works with heavy equipment as needed. -HVAC Certification preferred -Experience with plumbing, electrical and HVAC preferred
