Overview

Oversee data center development, from selection to entitlement, managing projects and stakeholders

Tasks

-Lead site inquiry and diligence efforts to evaluate prospective sites, identifying risks and opportunities. -Support utility planning and maintain relationships with public utility entities. -Provide project-level strategic guidance to management, including updates through reports and dashboards. -Prepare RFPs for consultants and engineers, negotiate terms, and recommend awards to management. -Coordinate and manage contractors, engineers, and consultants for land improvement projects. -Manage multiple development projects across diverse jurisdictions. -Collaborate with local assessors, clerks, and state/local Economic Development Offices. -Contribute to master planning and provide strategic input on land planning concepts. -Support entitlement and permitting processes, including securing easements and Rights of Way. -Contribute to the development of scalable tools and processes to improve project delivery and communication. -Uphold company Environment, Health & Safety (EHS) standards. -Oversee local due diligence processes and coordinate cross-functional teams. -Drive the entitlement process, ensuring timely submission and execution of permits to meet project milestones. -Represent the company in interactions with local governments, planning/zoning commissions, and public works staff. -Build and maintain relationships with adjacent neighbors and community groups -Develop and manage project budgets and schedules, ensuring on-time and on-budget delivery. -Attend City Council and County Supervisor meetings as required. -Serve as the primary point of communication with internal and external stakeholders.

-Ability to problem solve, leveraging independent analysis, local relationships, corporate resources, and executive support -Strong work ethic, with ability to manage time and energy independently toward well-understood target outcomes -Baseline financial expertise, including budgeting and managing project expenses -Strong verbal communication skills including internal presentations and public speaking at local government meetings -Strong written communication skills including internal reports and dashboards and external land use applications -Ability to collaborate with and guide both external teams and internal teams -Curiosity coupled with the ability to network in structured and unstructured environments to quickly identify, understand and communicate opportunities and challenges -Ability to manage projects and teams to successful and predictable conclusion -Detail oriented to support data-driven analysis and decision making
