Maintenance Technician

Overview

Maintain and clean apartments, grounds, and handle repairs and on‑call emergencies.

Tasks

-On-call rotation, 7 days a week, every 4 weeks -Follow all written and verbal instructions. -Emergency on-call duties as required or assigned. Must report to property within 30 minutes of on-call notification. May be assigned to cover other properties for on-call coverage as needed. -Ensure all supplies are stored in appropriate areas under proper storage guidelines. -Monitor building(s) and grounds to ensure a neat and clean presentation and environment. -assist with snow removal when needed. -Complete grounds maintenance duties such as mowing, trimming shrubbery, cultivating flower beds along with snow, ice and debris removal. -Report and repair emergency maintenance problems and/or environmental hazards immediately. -Identifies and solves problems; asks questions when needs assistance. -respond to on-call emergencies on property within 30 minutes when scheduled on a rotation basis with team. -assist with obtaining company supplies for property when needed. -Remove trash and dispose of in designated areas. -Ensure security of building during and after completed jobs and report any security violations to management. -Report the need for any major repairs to supervisor. -May be required to assist at other Conifer locations as needed. -Maintain tools and equipment in a clean, orderly and safe manner. -Adhere to all company policies and procedures paying special attention to health and/or safety procedures. -Complete routine painting, minor plumbing, minor electrical wiring, carpentry, dry wall, cleaning and other related maintenance activities using both hand and power tools.

What You Bring

-Able to work independently as well as support a team. -Demonstrates good listening, communication (oral and written) and presentation skills. -Reliable; on-time, good attendance. -OSHA knowledge helpful. -Excellent customer service skills with collaborative communication skills to effectively interact with residents, contractors, visitors, and Conifer team members. -Prior painting, minor plumbing & electrical wiring skills, carpentry, dry wall, cleaning skills needed; HVAC a plus or willing to train. -Knowledge of safety rules involving cleaning supplies, maintenance equipment, etc. -Flexible, adaptable to change projects when assigned. -Ability to read and understand policies, training materials, instructions for products, machines, manuals. etc. -Reliable transportation, valid drivers’ license, and auto-insurance policy to: -Practices excellent business professionalism and judgment at all times. -Vocational training in building, construction, maintenance a plus. -Minimum 1-2+ years prior hands-on apartment maintenance experience preferred. -Very organized, excellent time management, scheduling of tasks, and multi-tasking abilities to meet required deadlines, including any pre-approved extended hours that may be needed. -Computer navigation experience for timekeeping, online training and development, and work order processing. -Knowledge of OSHA requirements helpful or willing to train. -Physical attendance at assigned work location(s) during scheduled hours is essential. -Exhibits a pleasant personality and willingness to work hard; asks for new projects. -Certifications in environmental hazards, maintenance, building, construction a plus or willing to obtain. -Minimum High School Diploma/GED equivalent required. -Knowledge, training with HVAC helpful.
