The Role

Overview

Oversee maintenance operations, lead coordinators, manage repairs for 1,000 homes & 250 sites.

Tasks

-Respond promptly to maintenance requests from Tenants and Landlords. -Perform property inspections as required. -Quality control, sign-off works, visit properties to check and gain feedback from Tenants. -Process invoices and liaise with the Accounts Team to ensure all third parties are paid promptly. -Instruct and follow up with Contractors, ensuring all are properly qualified to perform work on the property, with up-to-date insurance and indemnity coverage, renewed annually as required. -Overall management of the maintenance department including the team. -Carry out project management works involving the full refurbishment of properties. -Deal with inspection, inventory and check-out feedback from colleagues and rectification works. -Ensure all legal compliance requirements are met within the correct timescales. -Effectively utilise property software applications such as Fixflo, Reapit, and Re-Leased to streamline processes and enhance the efficiency of property management operations. -Co-ordinating all repairs and maintenance for up to 1,000 residential and circa 250 commercial properties.

What You Bring

-Full UK driving licence required -Attention to detail, with strong organisational skills. -Excellent interpersonal and communication skills, with the ability to build long-lasting positive relationships. -Strong problem-solving skills to effectively address and resolve challenges as they arise. -Experience in property maintenance or a related field, with at least 1-2 years in a supervisory role. -Ability to work efficiently under pressure and meet tight deadlines while maintaining high-quality standards. -Proven track record in managing projects on cost and timeline.
