Tasks

-Perform Value Management Analysis -Provides direct Support to Director of Precon -Provides Deliverables to Clients -Attend/Organize Preconstruction Meetings -Provides Guidance / Mentorship to Team Members -Lead discussions with the regional leader/ops team on projects engaged with -Occasionally lift, pull, or move up to 25 lbs. -Meet Client Needs/Budget /Attend OAC / design meetings -Assist With Business Development Strategies -Use hands to type, handle, control, or feel objects, tools, or control. -Maintain the Manhattan Code of Business Practices & ensure teams follow the Guiding Principals -Attends client/design meetings -Review all Subcontracts before Issuance to Subcontractors -Coordinate with operations team to ensure the correct Cost Budget is sent to Accounting -Manage Time/Costs of Preconstruction Services / Manages -Develops Project Strategies -Manages expectations for the team for their projects -Establishes & Monitors Subcontractor Relationships -Provides quarterly check-ins and performance reviews w/ all direct reports -Engaged in updating processes / sharing lessons learned/considering new technologies -Teaches / Oversight of the Guiding Principles -Represent Manhattan’s Preconstruction Team to Clients -Provides quarterly check-ins and performance reviews with all direct reports -Provides Concept Budgets -Precon Status Reports (PSRs) for projects -Coordinate Subcontractor Networking Efforts

What You Bring

-Strong networking ability, known in the community -Knowledge of Autodesk Software -Knowledge of Estimating & Takeoff Software -Ability to physically stand, bend, sit for long periods, and squat throughout the day. -Thorough Understanding & Compliance with Risk Management Policies -Ability to read drawings and specifications -Strong Knowledge of General Conditions Estimates/Schedule / Below the Line costs -Ability to accurately obtain quantities & compile estimates -Must have experience in hyperscale mission critical project sector -20-time Associated Builders and Contractors (ABC) Accredited Quality Contractor (AQC) -Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls. -15 years of industry experience -Ability to meet critical deadlines -Knowledge and efficiency in Manhattan software -Strong conceptual estimating skills -Familiarity of logistics and operations -Bachelor’s Degree- Construction Management, Engineering or equivalent. May substitute required education degree with related experience on a one-to-one basis -Ability to understand and follow directions -Ability to repeat the same movements. -Time management skills and organizational skills -Experience w/ delivering stellar preconstruction services to clients & managing the budget -Strong math/accounting skills -Ability to maintain discretion and confidentiality at all times -Strong written and verbal communication skills -Occasional travel will be required, primarily in the metropolitan area but sometimes domestically (must have a valid Driver’s License).
