Manage budgets, schedules, scope development, value engineering, and risk analysis
Collaborate with owners, architects, engineers, and internal operations teams
Lead preconstruction efforts from concept through GMP and final buyout
Support business development during pursuits and RFP responses
Oversee transition from preconstruction to operations to ensure project alignment
Review plans, perform quantity takeoffs, and coordinate trade pricing
Assist in subcontractor outreach, leveling, and selection
Develop detailed conceptual estimates from minimal drawings or narratives

Proficiency with estimating software (Sage/Timberline, OST, Bluebeam, etc.)
5+ years preconstruction/estimating experience with a GC or CM firm
Excellent communication skills and confidence when presenting to clients
Experience across commercial, industrial, institutional, or mixed-use projects
Ability to build clear, accurate estimates from incomplete design packages
Strong background in conceptual estimating and early-stage budgeting
Strong pipeline of commercial work across Ohio
