The Role

Overview

Manage leasing, resident relations, finances, and operations for 600 West Main Apartments

Tasks

-Reviews resident files and accounting records to determine unpaid and/or late fees owed -Independently establishes priorities, manages time effectively, and fulfills assigned objectives and projects -Maintain a professional appearance at all times. -Collects, posts, and deposits rents/security deposits and other community income on a daily basis -Completes financial records, budgets, and other fiscal reporting. -Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives -Communicates with residents regarding outstanding balances, implement procedures for collecting on delinquencies, and enforce the lease to maximize revenue -Identifies areas for improvement and improve the efficiency, productivity, and profitability of the community -Responds to resident requests promptly and courteously and provides solutions to resolve resident issues -Responsible for all lease administration duties -Assists in preparing all paperwork specific to new and renewal lease agreements -Monitor collections and coordinate default proceedings -Leads the maintenance and management of budgeted occupancy, collections, and expenses -Determines lease renewal rates and assist in delivery of renewal letters to secure renewals

What You Bring

-Experience coordinating with vendors, including scheduling and prioritizing maintenance tasks -The ability to negotiate and resolve conflicts -Excellent time management skills and be highly organized -No overbearing perfumes or scents. -Experience with Appfolio, Property Meld or similar systems -The proven ability to provide excellent customer service resulting in resident retention -The Six Hundred black coveralls are the daily uniform for maintenance team members. All-black attire as an alternative is acceptable for all other non-maintenance team members. -A Real Estate License is nice to have -Reliable transportation -Visible tattoos are not required but are welcome. -No hats unless approved by the Regional Manager. -A high school diploma or equivalent (College education, CAM or ARM certification, preferred) -An understanding of property operations with emphasis on lease terms to support contract enforcement, including collections -FSA and DSA -A proven proficiency in leasing, preferably in the luxury apartment segment -Minimum 3 - 5 years of experience as Property Manager, Assistant Property Manager, or Leaser in multi-family housing -Comprehends legal documents and carry out related rent collections and lease management -Responds to and resolves unexpected problems and handles priority changes in a fast-moving environment
