The Role

Overview

Manage on‑site operations, leasing, resident services and income for a 139‑unit BTR development.

Tasks

-Conduct regular checks on property management systems, enforce compliance with statutory legislation regarding Health & Safety, Fire Safety, and environmental regulations, and maintain robust security and emergency procedures. -Identify and resolve issues and incidents whether involving residents, the wider public, aftercare providers, suppliers, or team members. -Participate in the planning, co-ordination, and execution of remedial works from small scale apartment snagging/warranty items to larger defect and project works. -Daily site inspections to ensure all external and internal communal areas are presented both to the highest standard and in compliance with internal policy and H&S/regulatory guidelines. Proactively resolve exceptions through works instruction to either onsite Maintenance Manager or appropriate third-party suppliers -Craft and execute resident engagement strategies and events to foster a vibrant community, leveraging various channels for effective communication and brand enhancement. -Oversee an effectively resourced apartment turnaround process, including check-out reports, schedule of cleaning, repair and maintenance and deposit management. -Manage and support the Leasing Manager in the delivery of lease-up and renewal targets. Subject to activity levels, this will require playing a significant role in all aspects of the leasing cycle, including enquiry management, apartment viewings, referencing, right-to-rent checks, deposit certification, document processing, apartment move-ins and check-outs. -Constantly identify, evaluate, and implement opportunities and strategies to maximise net operating income whether through revenue optimisation or cost management. -Ensure smooth running of key operational BTR functions, including amenity areas, parcel room, security and CCTV, key and fob control, car park, cycle storage and void apartment inventory. -Spearhead exceptional customer service to elevate the Neptune Wharf BTR brand, boosting resident satisfaction, renewal rates and review ratings. -Coordinate clerical duties related to void periods, KPI tracker reports, and support various financial and administrative function to aid in management reporting. -Assist in accounting and reporting tasks by managing resident accounts, overseeing rent collection, credit control, and expense monitoring.

What You Bring

-Proficient in using Microsoft Office applications, including Excel, PowerPoint, Word, Outlook, and Teams. -Genuine passion for delivering high levels of customer service. -Excellent written and verbal communication skills coupled with strong interpersonal skills. -Good standard of H&S, Fire, environmental and M&E services knowledge. -Previous property management experience and resident communication systems used in BTR operations (leasing, parcel management, maintenance requests, other resident app functions). -Familiarity with posting and promoting on key social media channels to support marketing strategy. -Demonstratable knowledge of the residential leasing cycle including documentation (ASTs) and current legislative requirements. -Previous experience in a similar role, with a minimum of two years working as a Building Manager or equivalent, preferably gained in a 150+ apartment scheme in either the residential, student accommodation, healthcare, or hospitality sector. -Willingness to respond to emergencies outside normal working hours. -Confident, proactive, and highly organised with excellent attention to detail and accuracy. -TPI / ARLA qualifications.
