The Role
Overview
Supervise daily maintenance operations for a luxury apartment community.

Tasks
-Taking responsibility for other work-related tasks as assigned by Community Manager. -Physical, supervisory and administrative activities related to interior and exterior building and grounds maintenance. -Leveraging Ackerman technology and software to document, manage and report on maintenance related activities and budget. -Ensuring vacant market readiness. -Ensuring timely completion of all service requests. -Ensuring unit make-ready schedule meets expectations. -Participating in planning and execution of capital improvement projects. -Managing maintenance related supplies, inventory and budget. -Coordinating the execution of the property's preventive maintenance plan. -Directing routine meaningful meetings with team members. -Responding to periodic after hours "emergency" maintenance requests. -Ensuring all community amenities are always market ready. -Participating in hiring process. -Negotiating rates and maintains positive relationships with local service providers and vendors. -Performing specialist level troubleshooting and repairs across the spectrum of maintenance trades (i.e. Plumbing, Electrical, Carpentry, Appliance Repair, HVAC & Painting).

What You Bring
-A valid driver's license with proof of insurance and reliable method of transportation -Availability to work full-time: Monday - Friday, 8:00am - 5:00pm with emergency on-call rotation as designated by the Community Manager -Exceptional attention to detail -EPA Type I & II Certification required -Experience with Microsoft Outlook and Office products -3 or more years of related experience that demonstrates a broad knowledge of general maintenance – Supervisory experience is required. -CPO certification preferred -High school diploma or equivalent
