The Role

Overview

Support property team in site evaluation, negotiations and financial modeling for network growth.

Tasks

-Meet with landlords and developers to explain the Regus proposition and negotiate commercial terms. -Assist in the preparation of recommendations for Regus Investment Committee. This includes detailed understanding of costs, sales projections and project plans. -Comparing the potential returns to the performance of our existing centres. -Preparing and updating monthly performance presentations. -Creating and updating pipeline trackers and other regular reports. -Participating in UK business reviews with the UK Development Team. -Research cities and economic indicators to inform the UK Network Development plan. -Evaluate potential new sites to see if there is sufficient customer demand to make them viable for Regus. -Preparing financial models to analyse the projected returns of potential new business centres and acquisitions.

What You Bring

-Previous background of working in the property industry is essential. -Strong planning and organisational skills, including the ability to prioritize, multi-task and work effectively with minimal supervision. -Graduate, ideally with a property degree. -Adaptability and resilient. Able to respond quickly to changing demands, deal with incomplete information and keep going in demanding circumstances. -Business and Commercial acumen - awareness of business implications of real estate investments and the ability to analyse and maximize return on investment and payback periods. -Strong analytical, financial and modelling skills. -Ability to understand the cause and effect of business drivers and KPIs. -Comfortable making decisions, evaluating options, and considering consequences. -Strong problem-solving skills and the ability to identify and escalate risks to senior management as required. -Good negotiating skills and the ability to drive real estate negotiations to yield maximum return with minimum risk. -Understanding of different real estate deal structures and the implications on ROI. -Strong communication, persuasion, presentation, and interpersonal skills.
