The Role

Overview

Supervises maintenance team, handles repairs, budgets, and resident requests at a Bronx property.

Tasks

-Respond to emergency maintenance repairs after normal working hours. -Complete all resident and site work orders in a timely manner, prioritizing emergencies and violations above all else. -Prepare and implement weekly maintenance team work schedules and prioritizing work orders. -Make budget recommendations to the Property Manager for all maintenance and capital line items and assist the Property Manager in controlling maintenance expenses and delivering results within budget and on time. -Manage the turnover of vacant apartments. -Oversee and participate in cleaning, painting, interior/exterior decorating and maintenance, snow removal, replacement of light fixtures, plumbing, electrical work, appliance evaluation, and appliance repairs. -Conduct annual apartment inspections and coordinate and execute all repairs. -Provide direction, guidance, and supervision to all maintenance team members and/or vendors/contractors at the community. -Provide training to maintenance team to ensure proper performance of their functions and consistency with company policies, procedures and safety standards. -Ensure that all maintenance logs are consistently being updated.

What You Bring

-Ability to work with a diverse group of people and personalities. -3-5 years of maintenance experience. -General knowledge of electrical, plumbing, appliance, and HVAC. -Lead-Based Paint Renovator certification. -CAMT certification. -Bilingual in English and Spanish. -Ability to manage multiple assignments and tasks. -Experience with computer systems, particularly Microsoft Office. -HVAC or asbestos certifications. -2-3 years in a maintenance leadership role. -Experience with RealPage property management software. -High school diploma or GED equivalent. -NYC Certificate of Fitness – S12, S13, S14, P99. -REAC/NSPIRE experience. -1-3 years of supervisory experience.
