The Role

Overview

Assist PM with schedule, budget, site tasks, reporting and project closeout.

Tasks

-Attends and represents the project team at various meetings. -Creates project billing on projects monthly in accordance with each General Contractor’s processes under PM supervision. -Oversees day-to-day project tasks to include submittals, material requisitions, requests for information, applications for payment, and job review packages. -Advises Project Manager of potential problems, work interferences, schedule difficulties. Assists in circumventing/resolving such problems as required. -Performs or facilitates material takeoff, estimating and pricing procedures for changes to work scope as well as for new project estimating. -Completes project closeout documents within two weeks of warranty date or final project billing. -Leads the 5F SOP process. Conducts pre-job and continuing planning meetings to ensure all project team members understand contract terms and conditions, clauses, schedules or any unusual requirements of the project. -Assists project manager in planning work schedule and coordinating project activities to insure project progresses on schedule and within prescribed budget. -Compiles Operations and Maintenance (O&M) manuals. -Prepares special reports, studies, statistical analysis per supervisor’s request. Such items usually require research, development and/or interpretation of data and are performed with little supervision or instruction. -Assists management and marketing in developing and maintaining strong business relationships with owners, contractors, vendors, and other company personnel. -Reviews labor productivity reports with superintendent and foreman for each trade to foster effective project communication and help insure accurate labor projections. -Heads up project quality walks with Superintendent(s). -Contacts customer regarding accounts noted above which may require lien notification action. Advises Project Manager and gets guidance on what lien related notifications to initiate. -Visits job sites daily and performs work inspections, checks job progress, and resolves project and contract issues -Reviews and manages the project financials with the use of Actual vs. Estimate, Profit & Loss, and projection reports and all Procore tools. -Secures equipment price quotes, orders equipment, and tracks delivery.

What You Bring

-Strong understanding of technical requirements of the industry, as well as knowledge of mechanical design and planning principles and procedures. -Understanding of financial models used in fixed price, cost plus and unit rate/price contracting. -Minimum three (3) years previous experience on large commercial construction projects related to mechanical construction. -A 4-Year College Degree or equivalent project management experience in mechanical contracting (or related industry) is required. -Ability to solve complex, multi-faceted problems using various problem-solving techniques. -Negotiating experience in construction change orders and project presentations is required. -Good written and oral communications skills and polished presentation skills. -Must pass a drug screen and criminal background check. -Proficiency with computerized job cost accounting systems. -Ability to interpret contractual documents, plans, specifications, schematic diagrams and isometric drawings. -Excellent verbal and written communication skills. -HVAC Service Technician -Strong knowledge of budgeting, cost estimating, and fiscal management principles and procedures. -Strong written and oral communications skills and polished presentation skills are desired. -Proficiency utilizing the Microsoft Office suite -Ability to learn to perform accurate estimating and buying takeoffs for mechanical systems. -Ability to deal diplomatically and communicate effectively with internal and external customers at various levels within an organization. -Reads, reviews and understands project estimates and understand entry of estimate breakout into job cost system -Ability to learn to read and understand contract plans and specifications. -Comprehensive knowledge of HVAC, sheet metal duct systems, plumbing and piping systems. -Demonstrated skills, experience and proficiency with technology, including experience using Microsoft Excel for cost and engineering functions. -Ability to handle a dynamic, evolving, and fast pace workload under deadlines. -Bachelor’s degree in Engineering (preferable Mechanical), Building Construction or Construction Engineering Management. -Proficiency at both technical and business letter writing.
