The Role

Overview

Perform daily maintenance, repairs, and seasonal tasks for community properties.

Tasks

-Responsible for recommending preventive maintenance programs and/ or schedules. -Store Pool furniture for off season, power wash, inventory and place all pool furniture for start of in-season. -Keep the maintenance shop/office areas organized and cleaned – proper care of all tools and equipment – report any/all problems to Community Manager. -Perform seasonal duties and general maintenance relating to Common Grounds, Parking Area, Entrance Gazebo area and Pool area. -Assist with property inspections and periodic night light inspections. -Snow-Blow and/or Shovel snow & apply ice melt to the sidewalks and entryways of all buildings and common sidewalks. -Check/Perform needed repairs/maintenance to crawlspace areas under all buildings. -Walk the property regularly to pick up/remove trash and loose debris, replace full trash receptacles and check pet waste stations. -Properly winterize all exterior common area plumbing (Pool area shower and drinking fountain, showers located at end of buildings) -Maintain the Office Building area- replace light bulbs, perform general maintenance. -Perform a variety of daily maintenance and custodial tasks, year-round, seasonal and/or as needed basis. Checklists/Work Orders will be provided. Checklists/Work orders should be completed timely and in order of priority which will be determined by Community Manager. -Analyze day-to-day maintenance needs and report findings to the Community Manager.

What You Bring

-Typical outside work environment (frequent standing, walking, lifting and/or moving heavy objects using proper lifting techniques or tools). -3 – 5 years of Management and/or Supervisory experience -Knowledge of State or local governmental safety requirements. -Knowledge of electrical and plumbing codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) -0 – 3 years of Community Association experience -Knowledge of HVAC, including codes and maintenance requirements, (documentation, safety, required reporting, regulations, etc.) -Bachelor’s Degree Preferred -Overtime required (on-call, weekends, 24hr emergency, etc.) -Knowledge of OSHA worksite and personal safety requirements. -Confidentiality and discretion in the performance of all duties and responsibilities. -Non-Typical office environment (frequent standing, walking, talking, etc.), both inside activities and outside activities. -7 – 10 years of directly related or closely related experience -High School Diploma or GED Required -Clear street drains throughout the community as needed. -Power wash pool deck areas for season – spot power wash through pool season as needed. -Typical outside work environment (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools). -Knowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.) -Knowledge of company policies, procedures, and forms at a proficient level. -Knowledge of Microsoft Office products (Word, Excel, Outlook, etc.) at a proficient level. -Industry Specific Certification -Time management and time critical prioritization skills. -Location Specific License -Frequent social interaction
