Overview
Manage, market, and maintain a 100‑unit residential community in Charlotte, NC
Key Responsibilities

Tasks
-Ensure the property and grounds are well maintained. -Provide accurate financial reporting and monthly variance reporting. -Ensure that the site maintains compliance with applicable state and federal program regulations. -Process timely and accurate move-ins, move-outs, recertifications, and renewals. -Review rent schedules, and oversee preparation and submittal of rent increases and renewals. -Follow company marketing policies and reporting requirements. -Prepare the property's annual budget for approval by senior management. -Conduct weekly staff meetings. -Use the company's Professional Development Program (PDP) to develop, train, and engage site employees. -Ensure the property tenant files are organized, complete and accurate. -Maintain optimum level of occupancy. -Report property incidents, accidents, and injuries in accordance with company policy. -Direct maintenance team to implement maintenance programs and controls. -Ensure that Property Software Data is accurate at all times. -Resolve resident issues and conflicts timely and in accordance with site guidelines. -Ensure timely collection and deposit of all rents and fees in accordance with local laws and Winn Rent Collection guidelines. -Approve rental applications adhering to property standards and all appropriate agency standards. -Solicit bids, and process Purchase Orders and Invoices as needed in accordance with Winn Purchasing Policy. -Use company directives to screen, hire, and train new personnel. -Promote staff efficiency and engagement through ongoing company and industry trainings, instruction, and leadership. -Collaborate with senior management to establish appropriate rent levels.

What You Bring
-Experience with Yardi or RealPage property management software. -Superb attention to detail. -Bachelor's degree. -Knowledge of LIHTC and HUD regulations. -Knowledge of property management. -NAHP – CPL, SHCM, CAM (MA - C3P) designations. -Excellent customer service skills. -Experience with computer systems such as Microsoft Office. -Outstanding verbal and written communication skills. -Ability to multi-task and manage a fast-paced office environment. -Ability to manage and work with a diverse group of people and personalities. -Knowledge of marketing and leasing techniques. -High school diploma or GED equivalent. -1-3 years of relevant work experience. -Less than 1 year of supervisory experience. -Knowledge of landlord / tenant laws.
