  • Manage day-to-day operations while focusing on occupancy, rent collections, and budget management.
  • Along with the APM, oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility.
  • Collaborate with accounting and finance departments to ensure accurate record-keeping and financial reporting.
  • Assist with the preparation and submission of required reports, documentation, and certifications.
  • Conduct regular inspections of the properties to identify needs and address them promptly.
  • Implement strategies to improve resident retention and satisfaction, such as organizing events, fostering a sense of community, and addressing resident needs.
  • Maintain consistent and detailed records of maintenance activities, expenses, and warranties.
  • Monitor and manage the properties' budgets, ensuring all expenses are within approved limits.
  • Establish and maintain positive relationships with residents, addressing concerns, inquiries, and requests promptly and professionally.
  • Assist residents in understanding rental obligations and offer support for financial management if needed.
  • Manage an Assistant Property Manager, maintenance team, contractors, and vendors to obtain competitive bids and select reliable service providers.

  • Ability to multi-task, prioritize responsibilities, and meet deadlines in a fast-paced environment.
