Tasks
-Oversee work order system to Ensure all work orders are completed in a timely manner. -Maintain inventory and records for equipment and supplies. -Develop and implement a comprehensive budget plan for the maintenance department. This should include all potential costs related to property maintenance, repairs, upgrades, and capital improvements. -Accurately estimate the costs of necessary maintenance and repair work. This includes labor costs, materials, and any third-party contractor fees. -Planning and scheduling of repairs. -Ensure all reporting guidelines are completed in relation to work orders. -Perform manual repairs when necessary (fix locks, replace windows etc.) -Uphold brand and company standards, ensuring that the property is consistently presented in an exceptional manner. -Ensure compliance with all company policies, procedures, and legal requirements. -Lead and supervise all maintenance staff, ensuring optimal team performance and development. -Oversees and verifies all 3rd party vendor work quality on-site. -Inspect fire life safety systems and schedule repairs as needed. -Conduct general upkeep procedures (e.g. landscaping) and other tasks as assigned (painting, carpentry etc.). -Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards. -Provide guidance and support to maintenance staff, including training, performance management, and addressing any issues or concerns. -Manage the daily warranty process. -Survey building's MEP systems to ensure they are consistent with health and safety standards and schedule repairs as needed. -Allocate a portion of the budget for emergency repairs and unexpected costs. This can help ensure that unexpected expenses don't derail the entire budget. -Assist in department and capex budget preparation and ensure it is followed. -Utilize Transcendnet, our preventive maintenance program to reduce unexpected repair costs. Regular inspections and maintenance can help identify potential issues before they become costly problems

What You Bring
-Must be able to work a full shift / required work schedule on-site at the property. -Knowledge of general maintenance methods and processes. -Experience with basic mechanicals (but not limited to): HVAC, electrical, plumbing, appliances, water irrigation systems, stairs, gates, fences, patios, railings, roofing / ceiling leaks, Interior/exterior lights and fans, flooring, doors, cabinets, windows, sliding glass doors and locks. -Proficient in Office Products and Windows and Apple operating systems. -Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job. This may include bending, stooping, and lifting throughout the workday. -Must be available for additional hours including evenings, weekends, and overtime when necessary. -Manual dexterity and problem-solving skills. -High School or equivalent education preferred. -Must have a valid driver’s license, valid insurance, and reliable transportation. -Basic understanding of MEP systems. -Working knowledge of tools, common appliances and devices. -HVAC/EPA Certified -Must be available to assist with move-outs, turn, and move-ins that extend beyond normal full-time hours. -5+ years experience in a real estate, hotel, or multifamily maintenance capacity. -Be a Certified Pool Operator (CPO)or able to attain within the first 3 months of employment. -Must be able to work in environmentally and physically challenging working conditions. -The ability to use a variety of hand and power tools. -You will have advanced knowledge of HVAC systems. -Experience with Entrata -3+ years experience in a supervisory capacity. -Student Housing Experience -Must be able to demonstrate safe work practices and the proper use of PPE. -Must be able to work on an on-call basis. -Proven experience as a maintenance technician.
