The Role

Overview

Lead maintenance team, handle repairs, inspections, vendor mgmt, and resident service.

Tasks

-Maintain cleanliness of exterior buildings and parking areas -Assists property manager in creation and achievement of budgeted expectations -Attend and participate in technical training programs to maintain personal skill level -Ensure all building emergencies are handled in a timely manner -Maintain superior customer service with residents -Ensure all service requests and repairs are made correctly and in a timely manner -Ensure adherence to the company's safety and hazard communications programs, policies, and procedures -Maintain an organized, clean and safe work area -Work with the Maintenance team to maintain and implement an effective preventative maintenance program -Perform routine maintenance and inspections of equipment -Responsible for the training and development of property technicians on all property systems -Monitor inventory of parts and supplies are at appropriate levels

What You Bring

-Communicate effectively and professionally with residents, fellow associates, vendors, and supervisors -Must be highly motivated and able to work independently -Ability to respond to on-call, after-hour emergency service; on-call staff required to live within a minimum distance to the community for efficient response time -Use of general maintenance equipment is required, including but not limited to: hand tools, ladders, refrigerant recovery units, landscaping equipment and required safety equipment; all equipment must be used without jeopardizing the safety of yourself, fellow associates or residents -Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit -EPA certification Type I and II is required -Ability to prioritize and multi-task -Ability to manage maintenance operations using property management software -Ability to meet deadlines which may include late hours and weekends as needed -A valid Driver’s License and reliable transportation may be required based upon specific property needs -Renovation experience is preferred -Excellent written and verbal communication skills -Well organized, detail oriented and efficient -5 or more years of experience in maintenance service for residential communities, other building maintenance or related trade is required -CPO certification is required
