Tasks

This leadership role offers the opportunity to manage impactful projects from concept through completion. It also includes overseeing onsite superintend dents and other project managers to ensure seamless execution across multiple job sites, while collaborating with top-tier design and development teams in a fast-paced, innovative environment. -Provide approvals of all change order requests and owner change orders -Provide leadership to other project managers, assistant project managers, project coordinators and superintendents -Manage 5-6 projects effectively. Projects will be of a complex nature. Total project values could exceed 100 million in value -Determine contractor/subcontractor pre-qualifications -Our SR Project Managers (with the assistance of a project management team) are responsible for supervising all on-site construction and land development, including issuing contracts, performing scope review, scheduling sub-contractors, resolving day-to-day problems on the job site and inspecting all work during construction to ensure compliance with plans, specifications and relevant building codes. -Plan review, cost analysis and value engineering -Estimate and manage budget preparation -Develop and maintain the project schedule -Mentor and provide training for all direct reports -Handle Requests for Information (RFI’s), change orders, submittals and directives -Manage payment processing -Negotiate subcontractor disputes -Manage contracts -Schedule overall job and subcontractors -Manage Punch Lists and Project Closeouts -Manage Job cost & status reporting -Develop scope and buy-out -Contribute at a leadership level to develop company initiatives, processes and procedures -Manage logs for RFI’s, Change Orders (CO’s) submittals and directives -Handle finishes coordination

What You Bring

-OSHA certified -Knowledge of local Building Codes is required -5-10 + years of solid hands-on experience with a GC or with a developer as a Project Manager constructing low to mid-rise projects -Ability to manage a team of up to 8-10 Superintendents, 2-3 Assistant Project Managers or Project Coordinators and 2 Project Managers to complete projects -Demonstrate a high level of proficiency in all aspects of construction project management -Knowledge with Excel based Project budgets -Knowledge of Project Management Scheduling Software
