Tasks
You will be working in a team to progress the tenancies for a residential development, handling the process from offer to move in alongside assisting with property management onsite ensuring all tenants are receiving an excellent tenant journey! -Comply with regular fire safety and health and safety standards -Assist with move in and move out customer journey procedures -Assist in undertaking scheduled flat inspections and recording of same -Process resident applications including completion of background and credit checks -Assist with preparation of check-in and check-out reports -Utilise Yardi property management system to record various transactions as required -Process and respond to lettings enquiries in a timely manner -Contribute with energy and commitment to achieving lettings targets, consistently working to close lettings and support the resident managers in achieving leasing goals -Conduct viewings to prospective tenants -Assist with the collection of rents, ensure collection and deposit on a timely basis -Utilise property management software to record transactions and run various operating reports -Assist with deposit protection scheme set up and releases -Update of weekly social media letting platforms (e.g. Rightmove, Zoopla, on the move etc.) -Respond to email / phone enquires in a timely manner and follow the rental customer journey to ensure a high conversion of enquiries to viewings and lettings -Assist with the upkeep of the general cleanliness and appearance of the property and report any serious deficiencies regarding curb appeal or hazards to the Resident Manager -Implement and support the companies branded marketing campaigns -Adhere to business operating processes, systems and standards -Assist in monitoring compliance with planned and reactive maintenance procedures, such that buildings are safe for both our residents and our employees -Assist with market surveys and “open houses” -Day to day assistance in management of preventive and reactive maintenance

You will need to have a service oriented approach so that resident issues can be dealt with in a timely and positive manner. The right candidate will have a positive attitude towards a changing and fast based environment is essential alongisde being commercially savvy, enthusiastic, engaged and friendly with the residents. -Excellent written and spoken communication -Ability to think on their feet and make considered decisions with a common-sense approach -Previous BTR/Lettings/Tenancy Progression experience required -Strong financial management skills -IT literate and Social Media savvy -Organised, meticulous and tenacious -Strong Customer Service background

Lettings Administrator - Southall - £30,000 to £32,000 + 10% Bonus Working Hours: Monday to Friday 8am to 5pm OR 9am to 6pm, Saturdays on rota with a day off in lieu Salary: £30,000 to £32,000 plus 10% discretionary bonus
