Oversee capital improvement projects, CAPEX budgeting, and renovation operations for Lakeshore communities.

Tasks
-Participate in scoping, pricing and approving CAPEX projects and renovation bids -Manage contracts and relationships with facilities-related vendors, external service providers and community managers for proper compliance within safety, quality, and timeframe expectations and expected project delivery goals -Establishes CAPEX projects and budgets for each community -Support Renovation Managers and Capital Improvement field-based employees in carrying out their duties including via training and ad-hoc support -Responsible for review and recommendation for approval of bids for repairs, equipment replacements, and capital projects, renovation bids operating within the approved budget in a cost effective and timely manner -Establish systems to track and report CAPEX projects -Team playing – Builds credible and trustworthy working relationships with boss, peers and subordinates. Develop followers to use their strengths and help them achieve their professional goals. Viewed as an effective team member and has ability to influence senior leaders. -Participate in developing Lakeshore’s renovations and capital improvement policies and procedures -Solves problems and is transparent about outcomes – Champions new initiatives beyond the scope of the department. Also includes, asking tough questions, facing disagreements, and managing conflict constructively. Holds self and others accountable to agree upon expectations. -Bachelor’s in construction, business management or related field preferred -Excellent written and verbal communication skills -Treats everyone with respect, compassion, and kindness – Builds internal respect and loyalty with customers. Demonstrates concern for customers. Effectively responds to customer needs. This includes responding timely to requests, listening to others, and seeking to understand others when there are differences of opinion, finding ways to build on each other’s ideas. Acts with empathy and focus, while able to resolve problems. -Proficient in MS Office -10 + years of facilities management or related experience -Ability to understand and apply Fair Housing laws and local zoning and building codes -Ability to manage multiple projects effectively and efficiently -Demonstrate integrity, transparency and doing things the right way – Makes lemonade out of lemons. This includes following policies, demonstrating financial responsibility with Lakeshore assets, complying with state and federal law, and practicing safety.
