Oversee residential maintenance, manage team, and handle service requests.

Tasks

-Climb ladders and stairs. -May be required to work extended periods of time without relief, when responding to priority/emergency situations. -Maintain accurate records for preventative maintenance, service requests, make ready status -Maintain professional appearance and manner at all times. -Oversee and inspect the work performed by other technicians -Maintain inventory -Keep all safety materials current and readily available. Remain aware of the condition of the physical property. Conduct business in accordance to all policies/procedures and all state/federal laws (ADA, Fair Housing, OSHA, HAZCOM Program Lead Based Paint, etc) -Schedule on call rotation and assist with service as needed -Lift and carry objects of up to 50 lbs. for distances of up to 30 feet. -Maintain maintenance budget -Manage and delegate resident service requests as received via electronic system -Diagnose and assist with routine maintenance or repair, as needed, involving the following on a daily basis:

What You Bring

-Must have a valid driver’s license. -Tile, carpet, and flooring -Ability to work with third-party vendors. -Willingness to earn future designations. -Electrical and plumbing -Demonstrated experience in leading and motivating team. -Boiler, gas and electric -Must be team oriented and a problem solver. -Ability to work in a fast-paced environment, with the ability to multi-task and meet deadlines. -Experience adhering to budgets and managing costs. -Strong verbal and written communication skills. -Stooping, standing, climbing and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders) and ability to safely install rigging/lifting device. -5+ years’ experience in maintenance property management -Shutters, doors, cabinets, windows, sliding glass doors, door locks etc. -CPO Certifications Preferred -Roofing, gutters, fasteners -High school diploma or GED equivalent required. -NAA CAMT and EPA Universal Certifications Required
