Tasks

-Initiates notices to subcontractors regarding safety, delays, back charges, etc. -Maintains weekly on-site hard copy as-builts. -Participates in preconstruction overview for assigned & unassigned projects – may include trades, takeoffs, etc., from beginning to end. -Proactively develops and manages relationships with city inspectors. -Manages assigned projects within schedule. -Leads safety orientation and logs attendees. -Leads training discussions, on topics as assigned, for Project Managers, Superintendents and All-Staff meetings. -Prepares and maintains a three-week look ahead; and works with the Project Manager to ensure it is consistent with the CPM schedule. -Management of Project Engineers and Assistant Superintendent’s, including growth and development. Assists the organization in business development efforts. -Manages purchased deliveries. -Prepares and manages master project schedules, utilizing scheduling software. -Actively engages with the owner and design team, through regular correspondence. -Manages all on-site project activities, while working with the project team including Project Managers, Project Engineers, Assistant Superintendents, field personnel and subcontractors. -Creates and manages quality control, site specific and general, checklists. -Initiates RFIs (Request for Information) to any applicable parties -Assists in quantity takeoffs as needed – verification, order confirmation, etc. -Successfully delivers projects following all safety protocols, with the desired level of quality, on time and on budget. -Partners with the Project Manager in defining and managing roles and responsibilities for project team members. -Manages worksite trailers and temporary facilities, including pricing on procurement. -Manages assigned projects within budget. -At least one Quality Control Observation daily by superintendent or designee on all assigned projects to ensure work is consistent with the contract document. -Manages the scope reviews. -Maintains daily project photo records, including album creation and labeling. -Leads zero-tolerance safety policy and removes violators from site. -Leads the daily “stand-up” foreman’s meeting to coordinate daily activities. If subcontractors are not present, notify the Project Manager and issues notifications. -Manages progress updates and hurdles, for all owner meetings. -Actively participates in business development activities through participation in industry associations. -Works with the Project Manager to create and manage the master CPM (Critical Path Method) schedule. -Attends 3rd party inspections – trade, testing, ADA, Green, etc., as needed. -Leads and participates in team assessments and personnel reviews as requested. -Prepares accident reports as needed. -Leads safety inspections; assists 3rd party safety inspectors. -Manages expectations and processes for BGE, Comcast, etc., serving as an asset to the owner. -Makes informed decisions regarding the project budget to recoup and/or accelerate the overall project schedule. -Prepares and leads pre-install meetings. -Manages the general conditions budget (general labor, small tools, etc.). Including estimating and bidding of general contractor items, i.e., trailers, temporary facilities. -Manages the creation of subcontractor Attachment A scopes. -Manages, mentors and coaches all direct reports to help them achieve job duties and professional and personal development goals. -Management, review and sign off all submittals, shop drawings and subcontractor tickets. -Manages the completion of the punch list. -Site safety inspections are performed weekly by superintendent or designee on all assigned projects. -Conflict resolution – addresses challenges in real time, fair treatment amongst all project stakeholders, while maintaining Southway’s contractual position.

What You Bring

-Demonstrates the above average competency as a Level 3 Superintendent. -12+ years of leadership experience. -Subject matter expert in ADA, BGE, energy, steel, HVAC, etc. -Excellent oral and written communication skills. -Expert understanding of clauses/articles of boiler plate subcontractor agreements, including Attachment A’s. -Clear, easy to understand oral communication ability. -Expert in conflict resolution. -Manual dexterity to operate a computer. -Master knowledge in the comprehension and construct of blueprints, Civil Planning, Specifications and Contract Documents. -Professional demeanor and engagement -CMA Assessment and follow-up -Ability to lift 50 pounds for moving equipment on and off shelves. -Ability to stand and walk for prolonged periods. -AED (Automated External Defibrillator) Training -Experience leading projects of $20M+. -OSHA 30-Hour Training -Undergraduate degree construction management or engineering, preferred. -Maryland Department of the Environment Erosion & Sediment Control training -Displays discernment in day-to-day activity. -On-call availability to address issues at the jobsite. -Superior oral and written communication skills. -Able to properly assess the percentage of work complete for clients and lenders. -Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching. -Sound judgement in decision making. -Capable of assessment and audit of project schedules and able to proactively develop recovery schedules, as needed. -Excellent interpersonal skills. -Ability to function in high-pressure situations. -May require travel. -Proficient in Procore and Microsoft Office Suite to include MS Project. -Excellent proofreading skills. -Mastery of technical competency in different types/scales/complexities of construction. -Ability to successfully lead an OSHA inspection. -Ability to multi-task. -Ability to process new information and complex topics quickly. -Ability to independently and successfully complete quality control lists and checks for all trades. -12+ years of Construction Superintendent experience. -In-depth understanding of all building/Authority Having Jurisdiction (AHJ) inspection requirements. -CPR/First Aid -Correctable vision and hearing. -Strong attention to detail.
