Tasks

The leasing consultant and/or relocation specialist is responsible for maintaining occupancy to maximize income. The leasing consultant reports directly or indirectly to the community manger; greets prospective applicants; conducts interviews and tours in accordance with company policy and sound marketing practices; maintains accurate documentation and data input as directed; maintains the closing ratio dictated by corporate or property management. Maintains on up-to-date information of competitors, identifies opportunities to improve customer service over competition; completes market surveys; physically shops the competition a minimum of once a quarter. Reads, follows, and implements the company and employee handbooks, property policy manuals, and any other governing documents. Maintains up-to-date information on the neighborhood, including school districts and contact information; shopping; churches; activities; resident assistance offered by the local city or other facilities; any other appropriate information to assist in relocation to the property. This position may also record service requests, assist residents, walk the property or marketing window; open and perform light housekeeping in models and common areas.
