Overview

Supervise maintenance staff and perform upkeep for senior affordable housing.

Tasks

-Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager. -Responsible for preparing work schedules for maintenance staff and vendors to complete service requests. -Lead and manage a maintenance staff at the property on a day to day basis and perform as working supervisor when not supervising staff. -Maintain the preventive maintenance program and overall curb appeal. -Maintain working knowledge of all maintenance programs and capital improvement projects. -Conduct and participate in weekly staff meetings. -Participate in on call activity during off hours, emergencies and hands on maintenance activity. -Review third party property inspections to resolve maintenance repairs. -Complete monthly building and unit inspections to ensure property is maintained to operating standards. -Assist in hiring, developing, training and holding staff accountable to operating standards.

What You Bring

-Direct experience with web-based applications and computer systems such as Microsoft Office. -Ability to supervise and work with a diverse group of people and personalities. -General knowledge of electrical, plumbing, appliance and HVAC. -HVAC, Asbestos and Lead Based Paint certification. -3-5 years of relevant work experience. -less than 1 years of supervisory / managerial experience. -High school diploma or GED equivalent. -Solid verbal and written communication skills. -EPA Universal Certified -Excellent customer service skills.
