The Role

Oversees property maintenance, staff, budgets, repairs, and compliance.

Tasks
-Responsible for the management of the financial performance and operations within the approved maintenance budget of the property. The focus is on controlling expenses to operate within purchasing guidelines. -Ensures compliance with Company policies and procedures. -Participates and supervises the make-ready of vacant units as necessary. -Assists in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency. -Assists in performing annual / semi-annual unit inspections. -Contributes to resident retention programs. -Makes regular inspections of the property. -Assists Maintenance Director as requested. -Prioritizes work orders, and follows up on assignments to ensure timely completion. -Learns and ensures compliance with all Company, local, state, and federal safety rules. -Directly supervises Maintenance Technicians and employees. Supervision includes hiring, training, performance management and, termination of direct reports. -Perform work outside in all weather conditions and perform physical work, as well as to lift weights of up to 50 pounds regularly and above 50 pounds occasionally. -Ensures compliance with all preventive maintenance procedures. -Schedules, trains, supervises, and evaluates all subordinate maintenance personnel. This includes ensuring the maintenance team is fully compliant with all required training. -Responsible for all Company owned equipment and small tools. -Establishes emergency on-call procedures. -Ensures that unsafe conditions are corrected in a timely manner. -Ensures property goals for work order response and completion times are met. -Prepares Purchase Orders and orders all parts and supplies.

What You Bring
-This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties. -1-3 years staff supervisory experience Required and -Requires a self-motivated, team player who pays close attention to detail and who can prioritize in a fast-moving environment. -Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations. -OSHA 10 certification Required -DL NUMBER - Driver's License, Valid and in State Required and -Previous experience with administrative reporting and Yardi Preferred -Willing and able to work occasional on-call shifts as needed. -Have knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenance and 5 or more years’ experience in building maintenance. Required and -advanced training or degree in building maintenance, management, construction, skilled trades, other related subject Preferred or -Previous experience managing Preferred -High School Diploma or GED (or equivalent) Required or -Computer knowledge in Microsoft Suite and Yardi (preferred). -HVAC/EPA certification Required and
