The Role
Overview
Supervises maintenance team, performs hands‑on repairs, and manages property upkeep.

Tasks
-Groundskeeping including maintaining RV sites, planting flowers, weeding/weed eating, etc -Plumbing work such as repairing or replacing faucets and toilets in common buildings, operating a sewer cleanout auger, diagnosing and repairing a simple water leak, repair of community sewer and water lines -Successfully managed maintenance budget and was focused to saving dollars without sacrificing company standards or quality of work -Manage to an established budget without sacrificing quality of work -Adhere to all safety laws and regulations -Picking up trash around the community -Establish and maintain relationships with vendors and local officials -Monitor swimming pool including chemicals in coordination with contracted pool vendor per Florida law -Lead team of Maintenance Technicians while completing hands on maintenance work as well as: -Take training classes online/virtually via a computer or tablet -Read electric meters on specified RV sites daily Finish work orders in an efficient and timely manner -Additional common building repairs including replacing/installing floors, installing siding and skirting, installing/replacing doors and windows, drywalling and painting -Monitor performance of the team -Oversee the curb appeal of the community and make sure it is up to Riverstone Communities’ standards which includes: -Effectively communicate instructions and assignments; provide timely feedback to team members and management -Conduct regular inventory checks on equipment and supplies -Carpentry work such as building stairs and ramps, framing doors and windows, installing landscaping timbers, wall repair, painting -Guide new RV arrival guests to their sites, assist guests by giving instructions and watching for obstructions -Complete day to day duties with minimal supervision

What You Bring
-The ability to provide feedback in many different forms to many different people -1+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing -Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license -2+ years of experience in groundskeeping and/or landscaping -Electrical work such as RV Pedestal wiring and replacement, diagnosing loss of power causes, replacing light fixtures, GFCI’s, understanding lightbulb wattage, replacing breakers and fuses, replacing outlets and light switches in common buildings -On site company tools that are necessary to complete your job -Ability to be very active - walking, bending, standing, and lifting up to 50 pounds -Willingness to use technology/learn technology in a basic capacity -Willing to work outside in all weather conditions -2+ years of experience in residential or commercial property maintenance OR in a technical field such as plumbing, electrical, HVAC -Specific maintenance knowledge/skills will be tested for accuracy. -Proven experience leading a team of 2+ team members or managing multiple vendor agreements/relationships
