Tasks
Building strong relationships with stakeholders is key. You’ll work closely with residents, clients, supply chain partners, and internal teams to ensure clear communication and a smooth delivery process from project initiation through to post-completion handover. Health, Safety, and compliance are fundamental aspects of this role. You’ll ensure adherence to all relevant policies, procedures, and legislation — including the CDM Regulations and the Control of Asbestos Regulations. By proactively managing risk and ensuring contractors are fully briefed, you’ll promote a safe and professional working environment at all times. From developing briefs, specifications, and tender documentation to managing works through to completion, you’ll ensure that all delivery is robust, transparent, and aligned with contractual and commercial requirements. This is an exciting opportunity for a motivated and ambitious Small Works Manager to play a key role within the wider Billable Works team. You’ll oversee a variety of programmes including damp and mould remediation, minor works such as kitchen and bathroom upgrades, and full internal refurbishments. You will ensure that all projects are delivered to the highest professional standards, meeting agreed timeframes, budgets, and quality benchmarks — while maintaining full compliance with Health & Safety regulations and contractual obligations. In this role, you’ll lead the day-to-day delivery of low-value, high-volume works, managing teams of suppliers and contractors to deliver multiple projects simultaneously. You’ll take ownership of procurement activities, ensuring compliance with company policies, procurement best practice, and relevant UK legislation. Strong financial management will be central to your success. You’ll monitor and control project spend, ensuring delivery within agreed budgets, timelines, and quality standards. Through effective contract and performance management, you’ll ensure contractors deliver value for money while maintaining high levels of customer satisfaction. You’ll also be responsible for accurate scoping of works, providing clear and consistent reporting, and maintaining thorough records that meet internal and external requirements.

What You Bring
To succeed in this role, you’ll bring proven experience in project and contract management, ideally within the housing, facilities management, or construction sector. You’ll be confident supervising contractors and suppliers, managing term contracts, and resolving project or contractual issues effectively. Strong analytical and reporting skills, along with excellent customer service and communication abilities, are essential. You’ll also have a strong technical foundation, with experience managing multiple small works projects and holding an industry-recognised qualification in construction, property, or contract management. A solid general education and evidence of continued professional development are expected, and qualifications such as SMSTS are highly desirable. Proficiency in Microsoft Office applications, including MS Project, will be important for tracking performance and managing workloads efficiently.
