The Role

Overview

Manage daily upkeep, safety, and resident services for a residential building.

Tasks

-Carry out daily cleaning of communal areas, hallways, staircases, lifts, bin stores, and external areas. -Respond promptly to resident complaints and escalate issues to the Building Manager where necessary. -Conduct regular legionella water testing. -Carry out weekly and monthly compliance testing and record results. -Report and log maintenance issues to the Building Manager. -Assist in chasing rent arrears or utilities arrears where required. -Liaise with and oversee contractors working on-site to ensure works are completed safely and to standard. -Monitor CCTV for security concerns, fly-tipping, or suspicious activity. -Provide concierge-style assistance, including welcoming residents, handling queries, and supporting move-ins/move-outs. -Maintain high standards of hygiene and presentation throughout the building. -Always ensure compliance with health and safety procedures.

What You Bring

Basic knowledge of health & safety, fire safety, and compliance (training will be provided). We are seeking a reliable and proactive Building Caretaker to take responsibility for the day-to-day care and smooth running of our residential building. The successful candidate ideally would possess handyman skills and will ensure that the property is clean, safe, well-maintained, and compliant, while also providing excellent service to residents. Strong communication and interpersonal skills. Ability to work independently and manage workload effectively. Reliable, trustworthy, and resident-focused. Hands-on approach with problem-solving skills. Previous experience as caretaker, concierge, or facilities role preferred. -Competent Handyman and painting skills
