The Role

Overview

Lead and oversee UK real estate development projects from inception to completion.

Tasks

-Lead the planning, coordination, and execution of multiple development projects simultaneously, ensuring adherence to timelines, budgets, and design standards. -Provide regular and accurate reporting to senior leadership on project progress, risks, and financial performance. -Manage due diligence processes, including financial feasibility analysis, site evaluation, entitlement reviews, and risk assessments. -Identify and implement cost-saving measures while maintaining quality and schedule. -Mentor Development Managers and Analysts by providing guidance on project management best practices, financial analysis, and partner oversight. -Serve as a primary point of contact for development and operational partners throughout the project lifecycle. -Assist in evaluating and recommending new development partners and opportunities across the U.K. market. -Contribute to investment memoranda and development approvals with sound analysis and risk assessment. -Coordinate and oversee entitlement, planning, and permitting processes, ensuring timely approvals and regulatory compliance. -Monitor and report on U.K. market trends, regulations, and construction practices to inform strategic decision-making. -Collaborate with the Director of Development – U.K. and SVP – Global Head of Development to align project execution with strategic business priorities and portfolio growth objectives. -Support relationship management with local authorities, joint venture partners, and external stakeholders to ensure proactive communication and issue resolution. -Support recruitment, onboarding, and professional development of new development team members. -Contribute to the refinement of development processes, systems, and best practices to enhance consistency and efficiency across projects. -Oversee third-party consultants (architects, engineers, contractors, and developers), ensuring alignment with project goals, specifications, and Welltower’s development standards. -Prepare, monitor, and manage detailed project budgets, schedules, and proformas. -Drive resolution of complex design, construction, and delivery issues in collaboration with internal and external partners.

What You Bring

-Strong project management and organizational skills, with the ability to manage multiple complex projects simultaneously. -Excellent analytical and financial modeling abilities. -Experience in healthcare, mixed-use, or senior living development preferred. -Exceptional communication and negotiation skills for managing external relationships and internal reporting. -Bachelor's degree in Real Estate Development, Business Administration, or a related field is preferred; advanced degrees or relevant certifications are preferred. -Minimum of 8–10 years of progressively responsible experience in real estate development or related fields, including direct project management experience. -Proven experience coordinating with architects, engineers, contractors, and regulatory authorities. -Proficiency in Microsoft Office Suite and project management software. -A proactive, solution-oriented mindset with strong attention to detail and follow-through.
