The Role

Overview

Perform preventive maintenance and repairs on building systems and grounds.

Tasks

-Repair locks and doors -Perform duties within the required time frame as directed by the Lead Facilities Maintenance Technician or Director. -Maintain inventory of lighting, plumbing, HVAC, and other building-related supplies and tools. -Proactively inspect grounds and building appearance and condition. -Participate in company or external educational opportunities to enhance knowledge, skills, and abilities of the engineering department members. -Monitor and review all Brightline communication channels, including our company intranet, bConnected, during work hours to ensure all company and department communications and notifications are promptly reviewed. -Inspect work performed by outside contractors to ensure compliance with building codes and safety regulations. -Respond to and complete work orders and PMs in a timely manner. Typical requests include: -Perform all necessary mechanical maintenance and operational procedures to ensure maximum life and reliability of all mechanical systems. -Responsible for general maintenance and operational duties, including performance testing, maintenance, adjustment, and care of the following: -Enter information in the property’s maintenance record system. -Maintain a neat, professional appearance at all times.

What You Bring

-Effective in working with other maintenance technicians and following managerial instructions. -High School Diploma or GED required, some college, technical certification, or vocational training preferred. -Good physical condition to handle the demands of the job, which may include working in various weather conditions and performing manual tasks. Capable of operating heavy machinery, lift, climb, push, pull and bend for extended periods frequently lifting and/or moving objects up to 50 pounds. -HVAC Auxiliary Systems -Must be able and willing to work any shift or on weekends and holidays based on operational needs as necessary. -Knowledgeable about general building systems and maintenance procedures. -HVAC Equipment: RTU (roof top unit), SCU (self-contained unit), Chillers, Boilers, Pumps -3+ years of professional experience in building maintenance, or similar maintenance operations, preferably in railroad, manufacturing, or similar environments. -HVAC Systems: Knowledge of DDC (direct digital controls) -Demonstrated expertise in HVAC, plumbing, electrical systems, and overall building construction, underscoring a robust technical background. -Proficient in construction and maintenance fields, including landscaping, facility operations, painting, basic carpentry, plumbing, and electrical work. -Well-versed in safety protocols and regulations related to maintenance operations.  Wear personal protective equipment when required and necessary -Effective communicator adept at establishing rapport across all organizational levels, fostering productive relationships crucial for operational success. -Strong focus on safety and attention to detail to consistently deliver high-quality work. -Skilled in operating motorized equipment such as lawnmowers, trimmers, blowers, pressure washers, and drills.
