Overview
Acquire and close land deals for homebuilding development.

Tasks
-Determine lot viability for zoning, utilities, topography, location -Conduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company -Identify and source vacant, buildable lots -Coordinate with engineer for survey, plot plan, soils, test pits, municipal submissions -Work with permitting, purchasing, construction, and sales to build and sell the lot -Communicate regularly with county and township officials -Build a proforma for the lot and support with a competitive market analysis -Meet with seller or seller's agent to negotiate the purchase of lots -Conduct due diligence for each development opportunity -Underwrite and analyze the financial aspects of each development opportunity -Negotiate purchase contracts with sellers -Maintain close relationships with land developers, brokers, realtors, and landowners
