Analyze and present bid comparison matrices that highlight variances, potential scope gaps, and value differentiators.

Solicit three competitive bids from pre-qualified vendors for all applicable projects.
Ensure vendors adhere to safety standards and comply with job site protocols.
Review all bids for completeness, accuracy, and alignment with the defined scope (apples-to-apples comparisons).
Conduct site visits as necessary to verify project needs and pre-bid conditions.
Track and monitor warranties for each project and ensure property teams are aware of relevant deadlines or expirations.
Implement preventive maintenance programs to prolong the lifespan of property assets and minimize disruptions to residents.
Collaborate with stakeholders (property management, maintenance, and ownership) to define clear scopes of work for each project.
Maintain up-to-date records of vendor performance and project outcomes for future reference.
Present vendor recommendations to leadership with clear justifications supported by data and comparison documentation.
Develop and implement comprehensive renovation and maintenance strategies for the apartment portfolio.
Ensure that all closeout documents are submitted and filled, including warranties, as-builts, inspection reports, and final lien waivers.
Support risk mitigation by proactively identifying project or vendor issues before they escalate.
Identify deviations from the scope or quality standards and hold vendors accountable for corrections.
Recommend the best-qualified vendor based on a combination of cost, value, performance history, and alignment with project needs.

Experience in property management or ownership-side construction
Must be able to work in a cooperative, respectful, and professional manner.
Strong understanding of contract administration, bid analysis, and vendor management
Experience with construction/project management software (e.g., ProSite Audit, SmartSheet)
Must be regular and predictable in attendance.
Demonstrated problem-solving skills, especially in high-stakes or multi-variable situations
Familiarity with OSHA safety standards, local building codes, and permitting processes
Knowledge of risk mitigation, warranty tracking, and closeout documentation
General working knowledge of Yardi and Microsoft Office (Excel, Word, Outlook, PowerPoint, SharePoint)
Work professionally, efficiently, and effectively under deadlines and productivity standards.
Bachelor’s degree in Construction Management, Engineering, or related field (preferred, not required)
Valid driver’s license and ability to travel to job sites
Proven ability to manage multiple jobsites and subcontractors simultaneously
Ability to differentiate colors, operate heavy equipment, and safely use ladders
Familiarity with construction contracts (AIA or short/long-form), including terms such as retainage, indemnity, and change orders
Ability to define and write clear scopes of work and identify risk areas before bidding
Comfortable interpreting financial documents and job costing
Strong communication and interpersonal skills for vendor coordination and internal collaboration
Minimum 3 years of experience in construction management or capital improvement project oversight
Ability to lift up to 50 lbs, climb ladders, and perform regular on-site inspections
Ability to stand, walk, stoop, climb, kneel, and lift up to 100 lbs occasionally and 50 lbs frequently
Working knowledge of construction sequencing, site logistics, and quality control
Comfortable working both in outdoor environments and office settings (50/50 split)
Must be able to work a flexible schedule, including any day of the week as needed
Proficient in Excel, SmartSheet, or other project tracking tools
