Lead Maintenance Supervisor

Overview

Oversee and perform maintenance operations for an apartment complex.

Tasks

-Must be able to delegate instructions to staff to ensure make ready/maintenance orders are being completed -Schedule and complete preventative maintenance program -Complete grounds work such as: grounds pick up, sweeping and light landscaping -Make ready units for new move‐ins -Coordinate special projects as directed -Repairing and treating structures such as showers, sinks, appliances, doors/cabinets, walls and building exteriors -Responsible for 24-hour emergency maintenance -Train staff -Oversee quality of work per maintenance staff meets company standards

-Electrical, plumbing, carpentry, masonry and painting -Communication (Written follow-up, ability to explain solutions to resident issues, etc.) -Proficient Computer Skills (Manage budget, e-mail correspondence, etc.) -Ability to use power tools -Universal Certification -Mastery of appliances, electrical, HVAC and plumbing -Ability to multitask (Handle and prioritize everyday work orders and emergencies) Excellent Communication (Ability to conduct follow-up with residents and explain emergency situations to management team) -Have a working knowledge of HVAC systems and be able to maintain, repair and replace HVAC systems -Pool maintenance experience required
