The Role
Overview
Oversee daily property operations, finances, staff, vendors, and resident satisfaction.

Tasks
-Manage vendor and contractor communications, including scheduling, billing, and compliance with insurance requirements -Foster strong resident relationships by ensuring high standards of customer service -Coordinate maintenance schedules and assignments with the Maintenance Supervisor -Monitor and analyze traffic logs, conversion ratios, budget guidelines, and renewal trends -Ensure timely submission of A/P invoices for processing -Assist the Regional Director in maintaining the physical asset and maximizing financial returns -Oversee legal actions, document processing, and compliance with state and company guidelines -Ensure timely processing of timekeeping, change of status forms, and other personnel documentation -Ensure compliance with local, state, and federal regulations -Ensure prompt response and handling of community emergencies to minimize liability -Manage property financials to align with ownership objectives -Train, supervise, and motivate on-site office personnel to maximize efficiency -Oversee day-to-day property operations to ensure efficiency and high performance -Prepare annual budgets and income projections accurately and on time -Implement procedures and systems to improve workflow and ensure compliance with company policies -Provide ongoing staff development, performance evaluations, and salary reviews

What You Bring
-Proficiency in computers, finance, management, and marketing -Ability to use a computer, phone, and office equipment for extended periods -Valid driver’s license with a clear Motor Vehicle Record -3+ years of property management experience with multi-site or large property experience preferred -CAM or other property management certification preferred -Strong leadership, problem-solving, and communication skills -Ability to work independently and manage multiple priorities -Reliable transportation to support property needs -Frequent standing, walking, and light lifting (up to 25 lbs) -Must pass a criminal background check and drug screening -Ability to walk the property, inspect units, and oversee maintenance work
