Tasks
The Project Manager Position oversees the construction and delivery of construction projects and is the primary point of contact with the client. This also includes contract preparation, on-site coordination, quality control, and all aspects of contract management. Project Managers communicate directly with subcontractors concerning project cost, staffing, and scheduling. They prepare project status reports to ensure plans adhere to contract specifications. -Ensures project operations are in compliance with design specifications. -Assist the Project Manager in developing Project Engineers to be the next generation of Singular Builders. -Executes and delivers to Client all closeout documents, warranties, operating manuals, and maintenance manuals upon project completion. -Negotiate and manage contractual agreements. -Maintains all drawing logs, submittals, samples, and correspondences of projects. -Create succinct and clear oral and written presentations, especially pertaining to construction estimates, schedules, and services. -Take charge of contract compliance to execute to the Client’s satisfaction. -Confront issues, make decisions, and resolve conflicts. -Monitors and coordinates work performed by subcontractors to ensure compliance with project contract requirements, from costs and schedules to proper execution of work, has been completed to the contract provisions and the client’s satisfaction. -Serves as a Representative of the company in a professional and conscientious manner. -Holds project team meetings, delegates, and holds team accountable to complete their responsibilities through support, collaboration, and mentoring. -Analyze and manage workflow. -Plan and prepare schedules. -Manages difficult construction issues, consults with subject matter experts to identify solutions to minimize risks, but maintains the integrity and safety of the project. -Layout, surveying, scheduling, drawings, and construction sequence -This position has supervisory responsibility direct and indirect over Project Engineers, Interns, and other staff assigned to the project. -Establish partnerships and foster relationships with co-workers, subcontractors, and owners to support their success. -Reviews design, architectural drawings, and building specifications and advises clients on how to achieve the required results. -Building components and how they function -Analyze problems, evaluate alternatives, and develop and implement sound courses of action in areas of responsibility. -Organize resources and establish priorities. -Reviews and collaborates with Superintendent to schedule proper work sequencing to manage project delivery per the contract agreements. -Develops and administers project budgets and contracts, executes project cost estimating and value engineering, as appropriate. -Reviews and approvals change orders and subcontractor invoices, requisitions, and other project billings for payment with Project Accountant. -Budgeting, cost estimating, and procedures. -Offer technical guidance and/or supervision to architects, structural engineers, and independent building contractors. -Prepares and presents project operational reports as required by company ownership or VP of Construction Operation. -Reviews and makes recommendations for change order work. -Works with the Superintendent to ensure corporate safety policies and procedures are being adhered to. -Manages construction progress, schedule, and overall compliance with contract and construction requirements along with the Project Superintendent. -Reviews submittals for compliance with the drawing and specifications and track and process to owner's consultants for review and approval.

What You Bring
MUST HAVE PROJECT MANAGER EXPERIENCE IN THE COMMERCIAL CONSTRUCTION INDUSTRY -Bachelor's degree in Construction Management or Civil Engineering, or a related field. -Must be able to lift up to 40 pounds at times. -5-7 years of industry General Contract construction project operational management experience with developing leadership for all sizes and types of project scopes. -Business and management standards are involved in planning, resource allocation, production methods, and the coordination of people and resources. -Ability to read schematics, blueprints, drawings, and technical manuals. -Demonstrates a strong work ethic and ownership of the project. -Physical requirements - Must be able to access and navigate all areas of the construction site. -Construction Knowledge: Basic construction principles/practices, experienced in dealing with subcontracts, subcontractors, and/or self-perform work. -This position regularly requires long hours, and must be willing to work weekends and evenings as driven by the project schedule. -Use applicable computer programs (Word, Excel, MS Project, Bluebeam, Building Connected and Estimating Software, etc.), specialized software utilized for construction management. -Strong Analytical Skills. Ability to visualize, gather information, articulate, and analyze complex problems to ensure proper resolutions are determined. -Decision Making. When there are competing or conflicting priorities demonstrates the ability to balance the desire to be agile while remaining highly disciplined and focused. -Can expect to work outdoors in all kinds of weather and under risky conditions. -Interpret oral and written instructions. -Demonstrated and proven reputation for being client-focused. -Strategic Thinker. Translate goals into action.
