Provide legal counsel on real estate, condos, and construction for Habitat projects

Tasks

-Provide legal counsel on purchase and sale agreements, easements, title matters, and due diligence. -Collaborate with outside counsel when specialized expertise is required. -Support risk management and dispute resolution related to construction and development projects. -Ensure all acquisitions and dispositions comply with Habitat’s mission and affordability requirements. -Assist in property acquisitions – drafting purchase and sale agreements and associated documents, guiding title and closing. -Draft, review, and negotiate contracts with general contractors, subcontractors, architects, and consultants. -Advise on the creation and governance of HOAs, ensuring compliance with Washington Condominium Act and other state/local laws. -Other legal support as needed, which may include review and drafting of grant agreements, purchase and sale contracts, development agreements, LLC agreements, and other services in support of Habitat’s mission. -Draft and review condominium declarations, public offering statements, bylaws, and related documents. -Assist in structuring resale restrictions, ground leases, and affordability covenants to ensure long-term affordability.

What You Bring

-Strong experience drafting and negotiating construction-related contracts. -Familiarity with federal, state, and local affordable housing regulations and funding sources. -J.D. from an accredited law school; licensed to practice law in Washington State. -Ability to work collaboratively in a mission-driven nonprofit environment. -Experience with affordable housing development and nonprofit housing organizations. -4–7 years of legal experience, with emphasis in real property and construction law. -Excellent legal research, writing, and communication skills. -Demonstrated expertise in Washington condominium law and HOA formation.
