The Role
Overview
Operate, maintain, and repair building systems (HVAC, electrical, plumbing).

Tasks
-Communicate effectively with colleagues within the Business Unit and across the company so that information is disseminated effectively and participate in project groups and meetings as required -Must participate in On-Call rotation schedule as assigned -Know and understand the Owner’s Building Operations/ Rules for the building(s) under your assignment as provided by Leadership -Ensure all spare parts, tools, and service equipment are kept in a neat and orderly manner -Turn in receipts, invoices, and other documentation to appropriate person in a timely manner -Respond to after-hour unscheduled emergencies as needed -Learn, understand, and adhere to computer and phone policies -Coordinate with subcontractor and vendors as needed for the and safe accomplishment of maintenance and project work review and enforce safety guidelines, ensure subcontractor and vendors access the facilities properly, be escorted to their work areas, and other safety precautions, work team debriefed, and safely escorted off site as needed -Develop own skill base in line with agreed appraisal, taking responsibility for increased performance, and ensuring continued self-improvement -Report inventory of spare parts, tools, and service equipment to Leadership -Maintain a clean and professional appearance -Participate in training directed at increasing job-related skills -Respond in a professional, polite, and helpful manner when dealing with customers -Complete work orders by utilizing a computerized maintenance work order system -Participate and embrace the development opportunities within group -Support the team, and report to the Facility Manager -Work according to schedule prepared and distributed by Leadership -Troubleshoot various equipment and voltages up to 277VAC -Ensure Mechanical/ Electrical/ Storage space is kept neat, clean, orderly, and safe -Dispose of unusable spare parts under Leadership direction -Perform other tasks as instructed including but not limited to plumbing, carpentry, general building maintenance, and assists other trades as necessary

What You Bring
-Awareness and compliance of Government, State, City, Company, and client policies, procedures, and regulations -Able to read, analyze, write procedure manuals, and interpret general business periodicals, journals, technical, procedures, or governmental regulations -5 to 10 years related technical experience and/or training; or equivalent combination of education and experience -Ability to effectively communicate through cell phone, email, conference calls, texting tools -Experience with managing key performance indicators as provided by Facility Manager -Strong knowledge of Work Order Control procedures and Computerized Maintenance Management Systems -Must be able to use personal computers, MS Office (Word and Excel) -Minimum of 5 years’ experience in O&M and/or building Engineering roles -Must have knowledge of mathematical concepts such as probability and statistical inference, and fundamentals of algebra -Ability to lift, push, pull, and/ or carry minimum 50 pounds -Experience with capacity planning and reporting -Must be able to work under pressure and time deadlines during peak periods. -Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus -Maintain familiarity with operations and troubleshooting of HVAC controls -Graduation from program in technical emphasis from a community or regional college -Able to use hand tools, test equipment, and knowledge of maintenance shop practices with previous experience at the Journeyman level (Electrical and Mechanical Equipment systems) -While performing the duties of this job, the employee must be able to stand, walk, reach, climb, stoop, kneel, crouch/crawl daily -Experience with subcontractor and vendor contract management
