The Role
Overview
Clean common areas, assist maintenance, and support residents at Lincoln Park Apartments.

Tasks
-Regularly coordinates unit inspections in partnership with management. -Sweeps, vacuums, mops, scrubs, waxes and polishes floors using industrial vacuum cleaners and scrubbing and buffing machines; as applicable. -Works on the last day and first day of each month until responsibilities completed; some overtime may be required. -Maintains customer service and excellent relations with residents, tenants, vendors and other external or internal organizations. -Assists in scheduling and completing preventive maintenance for buildings and building equipment. -Reviews turnover schedule regularly with management team. -Moves cabinets, boxes, furniture, crates and equipment to clean areas. May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions. -Comply with safety regulations and maintain clean and orderly work areas. -Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition. -May also sweep walks, rake leaves, remove snow or perform other incidental seasonal tasks. -Assists maintenance with preparing and turning vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner. -Hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects. -Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following: -Sometimes using ladders, dusts and washes walls, cleans ceilings and dusts and polishes light fixtures. Washes and replaces blinds. -Keeps management informed at all times in the areas of: property conditions, resident/tenant complaints, suggestions for improvement of property performance. -Reports resident/tenant lease and policy violations to management.

What You Bring
-Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions. -Must successfully meet criminal background screening requirements for position, including MN statute 299C.67 to 299C.71 (Kari Koskinen Background) -1-3 years of experience in custodial or janitorial work. Ideally in residential or commercial real estate. -While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus. -Must be respectful of resident/tenant privacy, including specific commercial tenant needs.
