Tasks

-Review and assist in preparation and culmination of project estimates and bids, collaborative with upper management in selecting and assigning project personnel. -Perform the selection of subcontractors and completion of contract arrangements and review and approve proposed materials and shop drawings from subcontractors and suppliers. -Assist with preparation of the preliminary project schedule and when appropriate, the detailed project schedule using computer and standard company scheduling software. -Monitor construction activities, resolve problems and issues which arise, especially those pertaining to changes, deficiencies and/or subcontractor performance. Prepare and provide monthly project status reports, project billings, and provide other information as required to keep upper management and client properly informed. -Collaborate with the Project Superintendent in overseeing the delivery of materials to the job site or outside storage and ensuring that their receipt is properly recorded. -While performing the duties of this position, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. -Supervise and collaborate with Superintendent in conducting the substantial completion inspection and ensure that “punch list” items are completed. Ensure that close-out documentation is submitted (i.e. drawings, operation and maintenance manuals, and warranties from subcontractors and suppliers). Participate in and expedite the fair settlement of final disputes, litigation, and final payment dispositions. -May be required to work long hours for extended periods of time. -Ensure that all required project management/administrative prerequisites (i.e. cash flow plan, subcontractor list, manufacturer list, submittal/procurement logs, etc.) are prepared and submitted to the architect and ensure these plans are properly administered, as in submittals expedited, received, logged and approved. -Meet with owner representatives, subcontractors and the architect/engineer to review the progress of the job and discuss and resolve problems and issues that arise.

-The employee must occasionally lift and/or move up to 50 pounds. -Occasionally, especially when managing multiple projects and during problematic opening and/or closing phases of projects, mental stress can be taxing. -Specific vision abilities required by this position include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus. -NOTE – Where allowed, employees who work in positions classified as “safety-sensitive” can be disciplined if they test positive for marijuana or its metabolites, even if they have a valid state medical marijuana license. In addition, Flintco may also refuse to hire applicants for safety-sensitive jobs who test positive for marijuana as part of a pre-employment drug test, even if those applicants can produce a valid medical marijuana patient license. -The employee is occasionally required to sit and smell.
