As Technical Services Manager, you’ll take ownership of all MEP systems, lift maintenance, data services, and the BMS. You’ll manage third-party suppliers, ensure compliance, and drive continuous improvement across building performance, comfort, and energy efficiency.

You’ll also play a key role in onboarding the development, managing commissioning, warranty processes, and post-completion defect management.

  • Oversee all MEP operations, PPMs, and reactive maintenance.
  • Manage supplier contracts, ensuring SLAs, KPIs, and compliance standards are met.
  • Develop and deliver operational strategies to improve efficiency and sustainability.
  • Drive ESG and Net Zero initiatives across the building.
  • Motivate and guide on-site engineers and contractor teams.
  • Lead on statutory and legal compliance, maintaining all documentation.
  • Conduct regular inspections and safety reviews.
  • Manage budgets, analyse performance, and ensure value for money.
  • Act as the lead for the BMS and ensure optimal building performance.

We’re seeking a Technical Services Manager to oversee a high-performing, technically advanced mixed-use development in Reading. This role is ideal for someone who thrives in modern, data-driven buildings and takes pride in delivering operational excellence, sustainability, and customer comfort.

  • Experience in property management, hard FM, or technical building services (commercial or mixed-use preferred).
  • Experience with onboarding new assets, commissioning, and defect management.
  • A proactive, collaborative mindset and strong attention to detail.
  • Knowledge of statutory and legal compliance (L8, IOSH, NEBOSH desirable).
  • Strong understanding of M&E systems and building compliance.
  • Excellent communication and relationship-building skills.
  • IT proficiency, including Microsoft Office, BMS, and CRM systems.
