Maintenance Supervisor

Tasks

-Ensure that policies and procedures as well as safety and compliance expectations are met. -Create and manage a budget while maintaining an accurate inventory of maintenance items. -Lead, motivate and develop a successful, inclusive and diverse property maintenance team. -Provide timely and constructive performance feedback and light mediation. -Use Yardi (or similar) property management software to manage open service repair requests -Perform, schedule and supervise maintenance repairs throughout the property. -Deliver outstanding customer service to all residents. -Maintain a flexible, available schedule to respond to and resolve after-hours and weekend emergency maintenance and custodial requirements. -Schedule, monitor and conduct preventative maintenance.

What You Bring

-Superior customer service skills including the ability to manage difficult customers and/or situations. -Availability to be on-call and responsive to after hour emergencies. -Valid Driver's License may be required. -Supervisory experience required. -High school diploma or equivalent required. -Experience using Microsoft Outlook, Word, and Excel. -Strong knowledge of plumbing, electrical, HVAC, carpentry, and appliance repair work. -Ability to work a flexible schedule to include weekends, evenings, and holidays. -Certified Pool Operator (CPO) certification strongly preferred. Associates hired without a CPO certification will be required to obtain within 90 days of hire. -Professional verbal and written communication skills. -Experience with Yardi or other property management accounting software. -Three or more years’ hands-on apartment or building maintenance experience required. -Ability to read and comprehend budgets. -Ability to read, write, understand, and communicate in English. -HVAC-EPA (Type II) or EPA Universal certification is required.
