Overview

Greet prospects, show units, and manage lease applications for multifamily properties.

Tasks

-Maintain thorough product knowledge of the property, sister properties and competitors. -Assist in developing and implementing effective marketing strategies to increase property traffic and internet leads. -Update availability report, process applications for approvals. (i.e., credit check, background check, and rental history, etc.) -Prepare all lease documents. -Secure new resident (s) signature(s) on appropriate paperwork prior to move-in. Orient new residents to community. -Utilize proper phone etiquette for all incoming and outgoing phone calls made to residents. All calls should be clear and in a professional manner. -Observe precautions required to protect residents, guests and property, and report damage, theft, and found articles to supervisors. -Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect's needs. -Show units to prospects and follow up on daily traffic. -Post and update social media advertisements and ensure maximum property visibility. -Submit processed applications to the Property Manager for approval. Follow up with applicant regarding status. -Call police or fire departments in cases of emergency, such as fire or presence of unauthorized persons. -Close out work orders daily, weekly, monthly and follow up with residents to make sure everything has been completed. -Conduct all business in accordance with RKW's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. -Assist with the renewal program, including sending renewal letters, preparing renewals, etc. -Ensure that all vacant or to be shown units are locked and unlocked as needed and that the surrounding areas are in "model" condition. -Ensure apartment is ready for resident to move-in on agreed date. -Assist with property and resident events. -Coordinate with office administrative staff to maintain and update all resident information in computer database. -Greet all guests in a standing upright position as they enter the community maintaining the highest quality of customer service. -Open the leasing office daily, including ensuring cleanliness of the office, preparing refreshments for the potential guests, taking phones off overnight service, checking and responding to voicemail. -Report any violations of the rules and regulations that are noticed at any time.

What You Bring

-Ability to sit at a desk for long periods. -Ability to understand and explain lease documents. -Ability to sell the property's products and services to prospects. -Position requires excellent leasing and closing skills, and the person must have computer skills and be organized. -Ability to walk several acres to tour the community. -Have prospect complete application and secure deposit in accordance with the company procedures and Fair Housing requirements. -Be familiar with the fire alarm system operations and report all incidents to management. -Ability to work a flexible schedule, including evenings and weekends. -Employee must be able to communicate in English -Ability to climb up to four flights of stairs to access units. -High School Diploma with two years of leasing experience. -Ability to stand for long periods. -Some lifting; typically 25lbs. or less. -Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, community software.
