Tasks

The Maintenance Technician performs technical and mechanical tasks to ensure that the property's buildings, grounds, amenities, and common areas meet cleanliness, appearance, safety, and functionality standards. -This includes troubleshooting problems, making repairs in compliance with safety standards and codes, and performing preventive maintenance to ensure functionality. -Assisting in grounds upkeep. -Adhering to safety protocols and regulations, participation in safety meetings, and prompt reporting of accidents or incidents -Managing inventory, scheduling vendors and contractors, obtaining supplies, and keeping track of materials used -Preparing vacant apartments for new tenants. -Participating in safety protocols. -Managing inventory and ordering supplies. -This position will participate in a rotating on-call schedule, requiring weekend, evening, and morning availability. -Maintaining documentation. -Supporting cost-cutting efforts. -Completing work orders for resident requests and preventive maintenance. -Conducting inspections to ensure quality and address property needs.

What You Bring

-Employees work in an office environment but also may have frequent exposure to outside elements where temperature, weather, odors, and/or landscape may be unpleasant and/or hazardous. -Employees must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. -High School diploma/GED and related experience and/or training -Effective communication with management, residents, vendors, and contractors is necessary for coordinating work, addressing concerns, and ensuring that property needs are met efficiently. -Employees must have valid driver’s license to drive while visiting property. -Employees must be able to physically access all exterior and interior parts of the community and amenities. -Routine local travel may be required to make business meetings, attend training classes, conferences, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position. -Must have valid driver’s license to operate a golf cart on the property -Employees must have all licenses and/or certifications as required by State and Local jurisdictions. -Must have or be willing to obtain EPA certifications Type I and II or Universal for refrigerant recycling -The ability to diagnose and repair mechanical issues within buildings and common areasThis includes troubleshooting problems, making repairs in compliance with safety standards and codes, and performing preventive maintenance to ensure functionality. -Thoroughness in completing tasks such as pre-move-out inspections, maintenance work orders, and documentation
